Program Overview

Fort Collins Homebuyer Assistance is a program that provides a 0% interest loan to eligible borrowers to cover down payment and/or closing costs. This program is for the City of Fort Collins, Colorado only.

Who is eligible for this program?

The buyers must make an earnest money deposit from their own funds of $1000.00, or 1% of the purchase price (whichever is greater). The buyers must occupy the home as their primary residence for as long as the loan is outstanding. Buyers must have household income that meets federal guidelines. Total housing expenses cannot be more than 38% of gross income. Buyers must not own or be listed on title to any other property. There is a $20,000 limit on buyer contributions/gift funds including earnest money. Property Eligibility Requirements

Properties must be within the City of Fort Collins, Colorado. The sales price cannot exceed $ 212,800. Allowable property types: condos, townhomes, Single family residences, modulars on a permanent foundation

Benefit Details

The home must be inspected by a licensed residential inspector attesting to its safety for lead-based paint. The home must not have been occupied by a tenant any time within 90 days prior to application for assistance. The assistance amount is a maximum loan amount of $9576.00. Benefit: The benefit of this program is a 0% loan that must be paid back when the property is sold, transferred out of buyers name, rented, or the buyer does a cash out refinance.
