Program Overview

Nehemiah Program is a program that provides Gift Funds for downpayment and closing cost assistance to qualified homebuyers using an eligible loan program, such as FHA or a conventional loan that allows gifts from charitable organizations. There are no geographical restrictions for this program. The application fee is $ 499.

Who is eligible for this program?

In exchange for helping the seller find a qualified homebuyer, the seller agrees to make a contriubtion to Nehemiah of 1-6% of the final contract sales price, plus pay a service fee of no more than 1% of the final contract sales price. Borrowers must qualify for a 1 to 4 family unit. There are no income limitations for this program. The gift funds are used for down payment assistance. Is this program for first time buyers only? No

Benefit Details

Cannot be used to refinance. The gift amount is between 1% and 6% of the final contract sales price or a flat gift amount (not to exceed 6% of the final contract sales price). The Seller or homebuilder contributes to Nehemiah an amount equal to the gift and pays a processing fee of $499.00.
