Program Overview


Wells Fargo 80/20 and 90/10 Options is a program for homebuyers with good credit. Homebuyers have the opportunity to own a home sooner because a down payment isn't required. All 50 states and the District of Columbia are eligible.


Who is eligible for this program?


The minimum credit score (FICO) required is 660 for the 80/20 option, and 680 for the 90/10 option. There are no borrower income limits. There is no down payment required. There is no minimum borrower investment required. Two months of cash reserves are required.

Funds can be used for home purchase or rate/term refinance.

Property Eligibility Requirements


All 50 states and the District of Columbia are eligible. Equity lines are not allowed in Texas.



Allowable property types: Single family homes, 2-unit properties, condos, PUDs, co-ops. Manufactured housing is not allowed.


Benefit Details


Loan options available are 10-, 15-, 20-, and 30- year fixed rate terms, and 5/1, 7/1, and 10/1 ARMs.

Benefit: This program benefits homebuyers with good credit who don't have funds available for a down payment. Buying power is increased.
